Reminder to meet RCD requirements for residential tenancy premises

Starting 29 March 2023, all power outlets and lighting circuits in the rented premises are to be connected to a switchboard-type Circuit Breaker that complies with AS/NZS 3000 and a switchboard-type RCD that complies with AS/NZS 3190, AS/NZS 61008.1 and AS/NZS 61009.1.

If a rental provider enters into an agreement from 29 March 2021, (or has a fixed rental agreement rollover into a periodic agreement after this date) the rented premises must comply with this standard (above) and, if requested, this is the standard the electrician will need to bring the rented property up to on or before the said date.

As per the Residential Tenancies Regulations 2021, an electrical safety check is required to be conducted in accordance with AS/NZS 3019 standards and must include examining all existing electric installations, apparatuses and devices. Complying with these standards during an inspection will ensure that the rental provider adheres to all requirements outlined in the Residential Tenancies Act 1997.

Whilst it is not mandatory, it is strongly recommended that electricians make use of the Electrical Installation Audit Report as evidence of their work.
